R-2 - Multiple
Family Residential District Regulations
The
intent and purpose of this district is to provide a variety of housing styles,
design and cost to meet the needs of existing and potential residential while
promoting the development and preservation of neighborhoods of higher density
uses than in the R-1 district, but with equivalent quality.
SECTION 702. USES PERMITTED BY RIGHT.
(1) Single Family Homes
(2) Two family dwellings
(3) Multiple Family Dwellings
(4) Temporary Outdoor Uses
(5) Home Occupations
(6) State
Licensed Residential Facilities
(7) Cemeteries
(8) Public Buildings
(9) Public Service Installations
(10) Accessory Uses for 1-9
SECTION 703. USES PERMITTED BY SPECIAL USE
PERMIT.
(1) Planned Unit Development
(2) Site Condominium
(3) Bed and Breakfasts
(4) Day Nurseries
(5) Funeral Homes
(6) Mobile Home Parks
(7) Religious, Social, Educational
and Human Care Institutions
(8) Golf Courses
(9) Public Parks
(10) Private Recreational Uses
(11) Accessory Uses for 1-10

SECTION 704. DIMENSIONAL
REGULATIONS.
(1) Lot Area, minimum - Forty-three
thousand, five hundred and sixty (43,560) square feet.
(2) Lot Width, minimum - Two hundred (200’)
feet.
(3) Front Yard, minimum - Thirty-five (35’)
feet.
(4) Back Yard, minimum - Thirty-five (35’)
feet.
(5) Side Yard, minimum - Fifteen (15’) feet each side. Where a R-2 and C or I district abut,
the side yard shall be fifty
(50’) feet in the C or I district.
(6) Corner lot, street minimum - Twenty-five
(25’) feet.
(7) Corner lot, other minimum - Fifteen (15’) feet.
(8) Housing Unit, single family minimum -
Twelve Hundred (1,200) square feet and two
family
dwelling and Mobile Homes- minimum- Nine Hundred-eighty (980) square feet.
Apartment,
Seven-Hundred Twenty (720) square feet.
(9) Height, maximum - Two and one half (2.5)
stories, not exceeding a total height of thirty-five
(35’)feet.
Accessory structures are limited to one (1) story, with a maximum wall height
of
fourteen
(14’) feet and a maximum peak height of 35 feet, except that a garage attached
to a two
(2) or
two and one half (2.5) story dwelling may have the same number of stories and
same height
as the
dwelling, providing that the style and exterior surface of the garage conforms
to that of the
dwelling. Exceptions: see section 1105(2).
(10) Lot coverage, maximum percent - Twenty-five (25%) percent.
(11) Accessory Structures –
No accessory structure may be located closer than ten (10’) feet to the
principal structure, nor erected in any required yard, except as provided in
section 1105(1).

Prior
to 2006 amendment, subsections (9) & (11) read as follows:

fifteen (15’) feet, except that a garage attached to a two (2) or two and one
half (2.5) story dwelling may have the same number of stories and same height
as the dwelling, providing that the style and exterior surface of the garage
conforms to that of the dwelling”.

Structures - No accessory Structures may be located closer than ten (10’) feet
to the principal structure. No accessory
structure shall be erected in any required yard except a rear yard”.
Prior to 2004 amendment, subsection (9) read: “Thirty-five (35’) feet or two and one half
(2.5) stories. Accessory structures
may not exceed fifteen (15’) feet or one (1) story”.
SECTION 705. PARKING
REGULATIONS.
Every land use that has
employees working on the site, must have one parking
space for each
employee in addition to the parking
required for a use of its type.
