C-1 Neighborhood Commercial District Regulations
SECTION 801. INTENT
AND PURPOSE.
The
intent and purpose of this district is to provide neighborhood shopping areas
to meet the day to day shopping, service and professional needs of area residents.
SECTION 802. USES PERMITTED BY RIGHT.
(1) Multiple Family Dwellings
(2) Professional and Admin. Offices
Doctor/Dentist Offices
(3) Personal Services
(4) Retail Food
(5) Other retail goods: drugs, hardware,
clothing, etc.
(6) Retail Service
and repair
(7) Funeral Homes
(8) Day Nurseries
(9) Convenience stores
(10) Restaurants
(11) Temporary Outdoor Uses
(12) Bed and Breakfasts
(13) Commercial Schools
(14) Utility Service Bldgs.
(15) Public Bldgs.

SECTION 803. USES PERMITTED BY SPECIAL USE PERMIT.
(1) Car Wash
(2) Gas and Auto Sales
(3) Vehicle Repair
(4) Hotel/Motel
(5) Malls
(6) Planned Unit Developments
(7) Ministorage
(8) Veterinary Hospitals
(9) Religious, Social and Human Care Institutions
(10) Accessory Uses for 1-9

SECTION 804. DIMENSIONAL REGULATIONS.
(1) Lot Area, minimum - None.
(2) Lot Width, minimum - None.
(3) Front Yard, minimum - Thirty-five (35)
feet.
(4) Back Yard,
minimum - Thirty-five (35) feet.
(5) Side Yard, minimum, - Fifteen (15) feet
each side. Where a C district abuts an A-1 or
WR, R-1, R-2 or I district, the side
yard shall be fifty (50) feet in the C district.
(6) Height, maximum Not
to exceed a total height of thirty-five (35) feet. Accessory structures are
limited to a fourteen (14) feet wall height. Exceptions: see section 1105(2).
(7) Lot coverage, maximum
percent - None.
(8) Accessory Structures No
accessory structure may be erected in any required yard, except as provided in
section 1105(1).

SECTION 805. PARKING REGULATIONS.
Every land use that has employees working on the site, must have one parking space for each employee in
addition to the parking required for a use of its type.
