C-2 Regional Commercial District Regulations

 

SECTION 901. INTENT AND PURPOSE.

 

The intent and purpose of this district is to provide essential service needs to the highway traveler and to accommodate businesses serving a regional market.

 

SECTION 902.  USES PERMITTED BY RIGHT.


 

(1)        All uses allowed by right in C-1

(2)        Wholesale sales

(3)        Building supply and showrooms

(4)        Veterinary hospitals

(5)        Vehicle repair

(6)        Auto and vehicle sales

(7)        Outdoor sales

(8)        Hotel/Motel

 

 

(9)        Contractors     

(10)      Commercial Recreation

(11)      Drive-in establishments

(12)      Planned Unit Developments

(13)      Ministorage

(14)      Religious, Social and Human Care Institutions

(15)      Accessory Uses for 1-14

 


SECTION 903.  USES PERMITTED BY SPECIAL USE PERMIT.

 

(1)        RV Parks                                                         (7) Light Industrial

(2)        Outdoor Assembly

(3)        Adult Business

(4)        Miniature Golf

(5)        Race Track

(6)        Golf/Driving Range

 

Regulations for Special Uses are found in Chapter 14, Special Use Permits.

 

SECTION 904.  DIMENSIONAL REGULATIONS.

 

(1)        Lot Area, minimum - None.

(2)        Lot Width, minimum - None.

(3)        Front Yard, minimum - Thirty-five (35’) feet.

(4)        Back Yard, minimum - Thirty-five (35’) feet.

(5)        Side Yard, minimum - Fifteen (15’) feet each side.  Where a C district abuts an A-1 or

            residential district, the side yard shall be fifty (50’) feet in the C district.

(6)        Height, maximum – Not to exceed a total height of thirty-five (35’) feet.  Accessory structures are limited to a fourteen (14’) feet wall height.  Exceptions: see section 1105(2).

(7)        Lot coverage, maximum percent - None.

(8)        Accessory Structures – No accessory structure may be erected in any required yard, except as provided in section 1105(1).

                Prior to 2006 amendment, subsection (6) read: “Height, maximum – Three and one half (3.5) stories, not exceeding a

                total height of thirty-five (35’) feet. Accessory structures are limited to 1 story, not exceeding a total height of fifteen

                 (15’) feet      

                Prior to 2004 amendment, subsection (6) read:  “Thirty-five (35’) feet or three and one half (3.5) stories.  Accessory          structures may not exceed fifteen (15’) feet or one (1) story”.

 

 

SECTION 905.  PARKING REGULATIONS.

 

Every land use that has employees working on the site, must have one parking space for each

employee in addition to the parking required for a use of its type.

 

THE FOLLOWING REQUIREMENTS ARE IN ADDITION TO EMPLOYEE PARKING

-Barber/Beauty

3 per Chair

-Church, Theater, Stadium

1 per 3 Seats or 6 ft. of Auditorium bench/pew length

-Day Nurseries

1 per 4 Children, per license

-Doctor/Dentist/Veterinarian

2 per Exam or Treatment Room

-Drive-In Restaurant/ Convenience Store

1 per 20 sq. ft. of Public Area

-Gas Station, Truck Stop

3 per Gas Pump (12’ x 700’/Trk.)

-Hospital, Doctors

1 per Staff Member

-Hotel/Motel

1 per Guest Room

-Industry/Wholesale

1 per 900 sq. ft. Gross Fl. Area

-Miniature Golf

1 per 20 sq. ft. of Public Area

-Mobile Home Park, Multifamily

2 per dwelling unit

-Private Club

1 per 2 Member Families

-Race Track

1 per 3 seats or 6 ft. of stadium bench length

-Restaurant/Bar

1 per 2 Seats

-Retail/Office/Bank

1 per 150 sq. ft. of Public Area

-RV Park
